Inspections

Master Stucco offers 2 different kinds of inspections: visual inspections and invasive moisture tests.

 

Visual Inspections 

After repairing stucco properties for 15 years, we understand what causes most damage to stucco properties and can often find defective conditions by visiting the property and visually inspecting the stucco. Most stucco failures start with defective installation, rotted wood trim, or caulking failures. These are easy to locate. If you just want to know if you have any of the defects that cause most stucco damage, just call us. We will visually inspect your property for no charge.

 

Invasive Moisture Tests

If you want to know for sure whether you have any problems, we must conduct an invasive moisture test. This test checks to see if there has been any moisture related damage to the structure of your property. Using a moisture meter, probes are inserted into the wall at specific locations to determine whether moisture is present, but more importantly, to see if the wood framing under the stucco has sustained any damage. Moisture enters into the walls at predictable locations. Knowing where these locations are allows us to check to see if excessive moisture is present. We can also tell if the wood has been damaged by moisture, termites, or ants by measuring the amount of resistance the wood has when the probe is inserted. The deeper the probe goes, the more damage that area has.

Each invasive moisture test that we conduct comes with a detailed report listing the findings of our inspection. We also guarantee our findings. If within 12 months of our inspection another inspector finds damage that we missed, we will fix that damage for free. Noone else offers that kind of confidence in their inspectors.
